THE AC SETUP The living and dining area was intentionally designed without AC — so the sunroom panels and windows can stay open to the coastal breeze without competing noise. It's a design choice that makes the space feel alive and connected to the ocean. Both bedrooms are equipped with oversized 18,000 BTU AC units — larger than standard — and opening the bedroom doors extends the cool air throughout the apartment whenever you want it. POWER & WATER Puerto Rico occasionally experiences brief power or water interruptions from the external grid. The building has a generator covering common areas and a water cistern providing backup supply to apartments. We ask guests to be mindful of water usage during these times — the east coast is worth protecting. SARGASSUM Keeping the sunroom panels and windows closed is all it takes — the apartment stays completely fresh. As with all oceanfront properties in Puerto Rico, seasonal sargassum may occasionally accumulate along the coast. It's a natural part of the ecosystem and rarely affects the experience indoors. LAUNDRY The in-unit washer and dryer is complimentary for all guests. Pack light — it's taken care of. PLUMBING Like all oceanfront buildings in Puerto Rico, the plumbing system requires a little care. By mid-morning, Seven Seas Beach is a five-minute drive — a calm, palm-lined crescent of turquoise water where the snorkeling begins just steps from the shore. Or head inland: El Yunque National Rainforest, the only tropical rainforest in the U.S. National Forest System, is less than 20 minutes away. Its ridgeline is visible from your bedroom window — you'll recognize it the moment you wake up. Afternoons open up. Kayak the coastline. Ride horses through the rainforest at Carabalí Adventure Park. Paddleboard the flats. Or do nothing at all — the pool is waiting and so is the sunroom. As the sun drops, head to the Luquillo Beach kiosks for cold beer and freshly fried alcapurrias with the locals, or reserve a table at Pasión por el Fogón — award-winning Puerto Rican seafood twelve minutes from your door. After dark, Laguna Grande puts on a show unlike anything else in the Caribbean. Casa Olivo is entirely yours — both bedrooms, bathroom, living and dining areas, kitchen, and the panoramic glass sunroom. No shared spaces, no other guests. Just you and the 18th floor. Beyond the apartment, Dos Marinas offers a large oceanfront pool with sweeping mountain views — sun loungers positioned to catch both the morning light and the evening sunset. Pool access runs 9:00 AM to 9:00 PM, leaving plenty of time for a golden hour swim. Also available on-site: tennis, basketball, pickleball, and racquetball courts, an outdoor shower, and a communal laundry area as a backup to the in-unit washer and dryer.

A rental car is highly recommended. Fajardo is approximately 45–55 minutes from San Juan’s Luis Muñoz Marín International Airport (SJU) via Route 66 and PR-3. The drive is straightforward and becomes scenic once you leave the city. Having a car allows you to explore El Yunque National Rainforest, the Luquillo kiosks, Seven Seas Beach, the Bioluminescent Bay, and nearby coastal towns at your own pace. Ride-sharing services are limited outside of San Juan. On-site parking is available at the building.
